We are happy to answer frequently asked questions in advance!

  • Are only students allowed to live in XIOR - Katzensprung?

    If you are an enrolled student at a university or university of applied sciences, come from the EU or have a valid visa for the Netherlands, you can book an apartment with us. We also welcome students who are about to graduate from high school and are planning to study in Aachen, Maastricht or Heerlen!

  • I am still a minor. Can I still book an apartment?

    Yes, you can also rent an apartment. However, your parents or legal guardians must then sign the rental agreement for you.

  • Do I have to deregister my residence in my home country?

    In principle, this would be possible, but we recommend that you keep your residence in your home country as your primary residence.

  • Is there a minimum rental period?

    The initial term is subject to Dutch law and is 12 months. After the first 12 months, you can cancel at any time. The notice period is one month.

    We also offer short-term rentals from January to the end of April each year. However, the contingent for this is limited and intended for exchange students / Erasmus students from all over Europe.

  • Are pets allowed?

    The spatial conditions in our student residence are not suitable for keeping pets. We are also happy to take the cultural and religious backgrounds of our international students into consideration.

  • Are there private parking spaces?

    We offer outdoor parking spaces on both sides of Katzensprung. The cost of a parking space is €50 per month.

    The number of parking spaces is limited and high demand.

  • How is the apartment furnished?

    The apartments are all identical and equally equipped:

    - Custom-made loft bed including slatted frame and plenty of storage space;

    - Kitchen with two ceramic hobs, extractor hood, fridge with freezer compartment and sink

    - A huge desk;

    - Shower room with toilet and washbasin;

    - PVC laminate, three ceiling lights and a blackout (sun protection) blind;

    - High-speed Internet access (LAN).

  • Are there bicycle parking spaces?

    There is a free outdoor bicycle parking space for every XIOR - Katzensprung resident. However, it is also possible to rent a bicycle parking space in the covered, monitored bicycle parking station. The cost for such a bicycle parking space is €7.50 per month.

    The number of covered bicycle parking spaces is very limited and high demand.

  • Does everyone get the discounted rental price?

    If you fulfill the following conditions: YES!

    - You register with the city of Vaals;

    - You are at least 18 years old;

    - You are an EU citizen or have a valid visa for the Netherlands;

    - You have no more than €36,952 of your own assets.

    The total rent is €630 per month and must be paid in full to the landlord. You will receive a rent subsidy of €262 per month from the Dutch government, which will be transferred to your account. We will submit the application together. All you have to do is come to our office during office hours.
